Property owners within the Municipality of Greenstone need to pay annual property taxes. Learn how to pay your property taxes, or review your property assessment. To learn more about how property is assessed, visit the MPAC website. In addition, AboutMyProperty is a useful tool to learn more about how your individual property is assessed and what information MPAC has about your property. Your ROLL number is required to register. 

Pay your property taxes

Billing

Property tax bills are sent out twice a year. An interim bill is issued in February that is calculated on taxes from your previous year. The final bill is issued in July.

E-Billing

E-billing allows ratepayers to receive their property tax bills electronically via email. This modernized service eliminates paper bills and provides convenient online access to your billing history.

To register for e-billing you must first set up your online account.

Set up an Online Account & Register for E-billing:

1. Visit the Online Portal. Go to https://iCityOnline.Aspgov.com/Greenstone/Live

2. Click on Link & Register at the top right of the page.

3. Click on the Show Me How button on the bottom left of the page.

4. Select the account type PT-Property Taxes.

  • Select your Jurisdiction from the drop down (the three digits of your roll number following 5876).
  • Enter your Roll (the last 12 digits of your roll number in the format 12345678.0000) The numbers must be inputted, as shown below - including the decimal.

 

5. Gather your PIN (unique to each property)

  • Use the Access Code / PIN found on your Final Property Tax Bill, as shown above.

6. Activate E-Billing

  • Select the “Please notify me by email” option. You will also have the option to request that a PDF copy of your bill be attached to the notification email.

7. Verify Your Email

  • Enter your email address, click on the Send Verification Email button and wait for a verification code email.
  • Once you receive the verification code, enter it into the box provided and click Save. Verification code is time sensitive. If you don’t see the email in your inbox right away, please check your spam/junk mail.

8. Create a Username

  • Choose a username, such as your first name (no special characters).

9. Verify Email Again

  • Click Send Verification Email and wait for a second verification code email. Enter the code.

10. Set a Password

  • Create a password with at least 8 characters, including one special character. Click “Save” to complete account setup.

 Once your online account is set up, you can register additional properties and your water/sewer account.

 A PIN number is required for each and can be found on your bill.

 

Property tax due dates

Payment is due in four installments with an interest penalty of 1.25% per month on any unpaid balance. Property taxes are due on the following dates:

Interim Billings:

  • First installment - Last business day in February
  • Second installment - Last business day in April

Final Billings:

  • First Installment - Last business day in July
  • Second Installment - Last business day in September

If you did not receive your tax bill

Contact the Tax Department to get a copy of your bill. If payment is not made because a bill was not received, you will need to pay a late penalty.

Tax bills are sent to property owners at your last known address. If you move, please update your property address and Post Office Box number with the Tax Department.

Supplementary tax bills

A supplementary tax bill will be issued for properties that are newly constructed or have had additions or improvements. After Municipal Property Assessment Corporation (MPAC) assesses your new home or improvement, these bills will be issued. Due dates will vary based on notification from MPAC.

Tax adjustments and rebates

The Municipality of Greenstone offers a variety of tax adjustments and rebates.

Tax adjustment application

Under the Municipal Act, tax adjustments can be considered for property changes such as:

  • A demolition
  • Fire destruction
  • Removal of a mobile home
  • Clerical errors.

The tax adjustment application form is available at any Municipality of Greenstone ward office.

The form is due on the last business day of February on the year immediately following the taxation year.

Property tax rebate - Charities and not for profits

If you are a registered charity or not for profit organization that occupies a commercial property, you can apply for a property tax rebate. The property tax rebate form is available at any Municipality of Greenstone ward office.

The form is due on the last business day of February on the year immediately following the taxation year.
