Complete the Letter of Request to Purchase Municipal Lands and return to our Protective and Planning Services Department. Be sure to include any development plans and timelines for the property with the letter.
Fees
It costs $300 plus HST for Letter of Request administration. If Council rejects the offer to purchase, we will refund the $300. If the offer to purchase is accepted and approved, but the purchaser changes their mind, the fee is non-refundable.

Review process
|
Once you have submitted your letter and documentation, the following process will occur:
- Our staff will create a proposal report based on your request
- The report will be presented to Council, where they will accept or reject the bid or proposal
- Our staff will notify the purchaser in writing of the outcome of the proposal
- Our staff will notify the municipal solicitor and request necessary documents
- The municipal solicitor will finalize the sale details through the purchaser's legal representation

Purchase and sale
|
Once a purchase is approved, the purchaser must:
- Sign a Purchase and Sale agreement after receipt of the deposit (10% or $300 - whichever is greater) as required by the legal form for the completion of the sale. Please note that this deposit is separate from the initial $300 fee.
- Be responsible for any legal fees. Our legal firm will invoice the municipality who will in turn invoice the purchaser. If you prefer, transactions can be carried out between the legal representatives.
- Submit the purchase price including the HST (minus the deposit) to the municipality's legal firm
- Pay all fees in full to the municipality before the Transfer/Deed of Land can be signed
- Provide a copy of the registered transfer to the municipality
Please note
If you are a resident of the Municipality of Greenstone, you must be in good standing with payment of your taxes and utilities for an approved sale to be completed.

Conditions
|
Please note that additional conditions apply to all sales. They include, but are not limited to the following:
- All sales are subject to HST and legal fees.
- HST does not apply to residential sales on a building location, but does apply to all other lands.
- It is your responsibility to conduct your own survey (if you would like one).
- All sales must be finalized within 75 days of the decision of Council, or the offer will be considered to have been refused.
- All development must be carried out within two years from the date of sale. Otherwise, lands will be returned to municipal ownership.
- If the holdings will be of more than one lot in a plan of a subdivision, all consecutive lots of part lots must be registered in the exact same name or ownership for any deeming by-laws.
- Acceptance of an offer to purchase does not guarantee approval of any Planning Applications required to facilitate development (zoning by-law amendment, minor variance, deeming, severances, etc.)
- A search for federal or provincial liens is the responsibility of the purchaser.
